Does a Building Quote Include Waste Removal?
Not automatically. A good quote states who takes the waste away, how, and whether it is in the price. Here is what to look for.
The short answer
Not automatically. A good quote says who clears the waste and whether it is in the price.
A building quote does not automatically include waste removal. Many do, but some leave it out, or include clearing the site while leaving you to arrange a skip. The quote should state who is responsible for taking the waste away, how it will be done and whether the cost is included. If it doesn't say, ask before you accept. Asking takes a moment and avoids a surprise cost at the end.
It matters for more than tidiness. Waste can be a real cost on a building job, and as a householder you have a responsibility to make sure it ends up with someone authorised to take it.
How it is usually handled
Three common ways waste leaves site
A skip
Hired by the contractor or by you. If it goes on the road, a permit from the council is normally needed, usually arranged by the skip firm.
The contractor takes it
On smaller jobs, the contractor may load the waste and take it away themselves as they go or at the end.
A collection service
A grab lorry, bags or a waste collection firm, arranged by the contractor or by you.
Your responsibility
Check the waste goes to someone authorised
Householders have a legal duty of care to take reasonable steps to make sure their waste is passed to a business authorised to carry it. In practice, that means checking that whoever takes it away is a registered waste carrier. You can check a business on the public register: GOV.UK for England, Natural Resources Wales, SEPA in Scotland and NIEA in Northern Ireland. Be cautious about unsolicited offers to take waste away cheaply, and check the registration first.
If your contractor is removing the waste, it is reasonable to ask for their waste carrier registration. A reputable contractor will be used to the question. This is general information, not legal advice.

Where will a skip go?
On your drive, or on the road with a permit. A skip on a drive can mark it, so ask about protecting the surface.
How often will it be emptied?
On longer jobs, a full skip that sits for days is a nuisance. Ask how exchanges are handled.
What about reusable materials?
If you want to keep anything, such as sound bricks or timber, say so before work starts.
Are there any special materials?
Some materials, such as asbestos, must be handled by specialists under separate rules. If there is any chance it is present, it should be identified and priced separately.
What does "clear" mean at the end?
Agree whether that means all waste gone, surfaces swept, and the garden and drive free of debris.

What a cleared site looks like
At the end of the job there should be no waste, offcuts or packaging left behind, unless you agreed to keep something. Can I put building waste in my household bin?
Generally not. Household collections are not intended for building waste, and many council tips have their own rules for it. Check with your local council.
Who pays for a skip permit?
Whoever the quote says is arranging the skip. Skip firms often apply for the permit and include it in their charge, so ask.
Should I keep any paperwork for waste?
If you arrange waste removal yourself, keep a note of who took it, their registration details and any receipt. It shows you took reasonable steps.
